About NGLC
We Don't Wait for the Market.
Next Generation Land Company identifies, acquires, and powers large-format land ahead of data center demand — so when operators need a site, the answer is ready.
What We Do
Acquire.
Entitle.
Power.
The data center industry is not waiting for infrastructure to catch up. Hyperscalers are deploying capital at a pace the permitting system was not built to absorb. Sites that would have taken five years to entitle are being demanded in eighteen months.
NGLC exists to close that gap. We find land with the right power proximity and zoning posture — before operators are looking for it. We move it through entitlement on our timeline. We advance grid interconnection and behind-the-meter power options in parallel. And we deliver sites that are ready to build, not ready to start.
That's the difference. Not brokerage. Not aggregation. Acquisition, entitlement, and power — absorbed by us, delivered to you.
Acquire
We identify and control large-format land with the right power proximity, zoning posture, and infrastructure access. We buy directly — no broker chains, no committee approvals, no passive sellers waiting for the market to come to them.
Our sourcing is active. We map utility corridors, assess interconnection queue positions, and evaluate entitlement complexity before we make an offer. By the time we close on a site, we already know what it can become.
Entitle
Entitlement is where most land deals die — zoning changes, planning board delays, community opposition, permit backlogs. We absorb all of it. The risk is ours. The timeline pressure is ours. The relationship with the municipality is ours to build and maintain.
We engage communities before we have a plan to sell. That's not strategy — it's how we believe this work should be done. And it makes our sites more defensible when it matters.
Power
Grid interconnection is the constraint defining the data center market right now. Queues in constrained markets stretch three to seven years. We advance interconnection requests early and track queue position across every site in our portfolio.
We also evaluate behind-the-meter generation options — natural gas, solar plus storage, emerging sources — on every site. The most valuable sites have optionality. We structure land positions to preserve both pathways wherever terrain and regulation allow.
"Anyone who tells you the grid is going to solve this in three years isn't being straight with you. The constraint is structural. The opportunity is in the land — and in the relationships that get sites permitted when everyone else is still waiting in line."

Why NGLC
What Makes This Different.
We Hold the Risk
Entitlement, permitting, and infrastructure advancement happen on our balance sheet — not yours. You evaluate finished work, not potential.
Power Is Not an Afterthought
We advance grid interconnection and evaluate BTM options before we bring a site to market. Power capacity is confirmed, not assumed.
Speed Is a Feature
We control our sites. No broker chains. No committee approvals. Decisions happen fast because the people making them own the land.
We Know This Land
Four generations of land experience. We read terrain, utility corridors, and entitlement posture in ways that spreadsheet analysts do not.
Structured for Institutions
We understand how hyperscalers and infrastructure funds evaluate sites. We deliver the diligence package, the deal structure, and the certainty that closes deals.
Responsible by Conviction
We publish our community standard and hold to it. Our Commitment is not a marketing page — it is a binding framework we operate under on every project. Read it here.

Four Generations of Land. One Very Specific Moment.
Brian Patten grew up in land. His family has been in the business for four generations — acquiring, selling, and managing property across the Southeast and beyond. He learned early that land is not a commodity. It is a relationship — with terrain, with utilities, with local governments, and with the communities that live on and near it.
He founded Next Generation Land Company because he saw a gap no one was filling cleanly: the data center industry needed large, powered, entitled sites — and the land industry was not structured to deliver them at the pace and scale the market required.
NGLC is his answer to that gap. Not a brokerage. Not an aggregator. A company that buys land, does the hard work, absorbs the risk, and delivers certainty. With a public commitment to the communities where it operates that no competitor has been willing to publish.
