Acquire

We identify and control large-format land with the right power proximity, zoning posture, and infrastructure access. We buy directly — no broker chains, no committee approvals, no passive sellers waiting for the market to come to them.

Our sourcing is active. We map utility corridors, assess interconnection queue positions, and evaluate entitlement complexity before we make an offer. By the time we close on a site, we already know what it can become.

Entitle

Entitlement is where most land deals die — zoning changes, planning board delays, community opposition, permit backlogs. We absorb all of it. The risk is ours. The timeline pressure is ours. The relationship with the municipality is ours to build and maintain.

We engage communities before we have a plan to sell. That's not strategy — it's how we believe this work should be done. And it makes our sites more defensible when it matters.

Power

Grid interconnection is the constraint defining the data center market right now. Queues in constrained markets stretch three to seven years. We advance interconnection requests early and track queue position across every site in our portfolio.

We also evaluate behind-the-meter generation options — natural gas, solar plus storage, emerging sources — on every site. The most valuable sites have optionality. We structure land positions to preserve both pathways wherever terrain and regulation allow.

Four Generations of Land. One Very Specific Moment.

Brian Patten grew up in land. His family has been in the business for four generations — acquiring, selling, and managing property across the Southeast and beyond. He learned early that land is not a commodity. It is a relationship — with terrain, with utilities, with local governments, and with the communities that live on and near it.

He founded Next Generation Land Company because he saw a gap no one was filling cleanly: the data center industry needed large, powered, entitled sites — and the land industry was not structured to deliver them at the pace and scale the market required.

NGLC is his answer to that gap. Not a brokerage. Not an aggregator. A company that buys land, does the hard work, absorbs the risk, and delivers certainty. With a public commitment to the communities where it operates that no competitor has been willing to publish.
