Storage Data Center Project | Pennsylvania

Next Generation Land Company is delivering a rare dual land-and-energy platform in Tioga County, Pennsylvania, purpose-built for next-generation data center and power infrastructure. The project uniquely combines 700 acres of shovel-ready land with access to one of the lowest-cost, most reliable firm natural gas supplies in the United States, enabling both behind-the-meter and grid-connected power strategies at scale.

The site is designed to host large-scale data centers capable of selling power back to the grid, supported by over 500,000 Dth/day of firm natural gas capacity. This fuel supply can support more than 2.5 GW of scalable generation, providing flexibility across data center, merchant power, and wholesale market participation.

Pineywoods Data Center Project | Texas

Pineywoods, a rare hyperscale development site defined by an unusually deep and diversified power, transmission, and fuel profile—purpose-built for next-generation digital and energy-intensive infrastructure.  Upto 400 MW from the Grid andseveral GW via BTM.  

The project is served by three high-voltage transmission lines (345kV, 138kV, and 69kV) and five major interstate natural gas pipelines, enabling scalable development both front-of-the-meter and behind-the-meter. This dual-path power capability positions Pineywoods for hyperscale data centers, AI compute campuses, and large-scale generation strategies.

Pineywoods encompasses 855 contiguous acres, with approximately 640 buildable acres, complemented by proximity to long-haul fiber routes, no zoning or ETJ constraints, and a cooler East Texas climate free from EPA non-attainment restrictions—removing common barriers to speed and scale.
