We identify, underwrite, and acquire large-format land positions in active data center markets. Sites are controlled on our balance sheet — not optioned or brokered. When you evaluate a site, we own it.

We manage the full entitlement process — zoning changes, planning board engagements, permitting, and community relations. Entitlement risk is ours. Sites reach you with the work already advanced.

Grid Interconnection Advancement

We submit interconnection requests early and track queue position across our entire portfolio. We don't bring a site to market with speculative power — we bring sites with confirmed or advanced interconnection status.

Behind-the-Meter Evaluation

Natural gas, solar plus storage, and emerging BTM generation options are assessed on every site. We evaluate viability, permitting pathways, and cost structure — so you know what's real before you make an offer.

Diligence Package Assembly

Title, survey, environmental phase 1, utility correspondence, entitlement documentation, and power pathway analysis — assembled and available at first conversation. We don't make you wait for the basics.
